Lourdes Gutierrez-Alfonso

Founded in 1989, Megaworld is the Philippines's largest office developer. Lourdes T. Gutierrez-Alfonso, president and CEO since June 2024, joined in 1990, six months after founder Andrew Tan launched it. Megaworld posted record 2025 net income of 24 billion Philippine pesos (about $380 million) on revenue of 86 billion pesos (about $1.4 billion), but growth has slowed sharply: it cut 2026 launches and capex, and first-half profit rose just 5%. It has fully leased 24 office towers housing 80,000 workers.
