You've been the CEO of Ventas for coming on 17 years now, which is really unusual, because most CEOs are in this job for four, maybe five, years. So, how has your leadership style evolved over the years? Well, at all times, I like to lead by example. I like to work hard. I like to respect the people around me. I care about debate and making good decisions. So those are throughout the 17 years but I was much more intent upon very specific details and tasks when I started and now it is much more working and through others. And inspiring others and communicating to others, and it's a more indirect style of accomplishment which has taken some evolution from me to be be honest. There's no formula for how to lead, but are there certain characteristics and traits that are timeless for all leaders? I think so. For me, I mean, working with integrity. Setting example. Feeling that you need to earn people's trust and respect everyday with every decision that you make. And really, continuing to be willing to learn and change. Those are all immutable characteristics of The leadership, I think. What would you say has been the biggest challenge for you as CEO and as a leader. I would say the biggest challenge for me has been the pace and extent of change in the company and how we have had to continue reinventing ourselves. It's very hard to continue succeeding Through cycles of all types. And that is really a challenge. And it's one that continues. And it never goes away. So you've had many stops along the way until you've come to this level at Ventas. And I'm sure you've had a lot of people giving you advice along the way, as well. What has been the best leadership advice That you've gotten through the years. The best leadership advice that I ever would have gotten would have been from my parents, which is really to treat everyone with respect and to earn everyone's respect every single day. And that is how How I lead at Ventas and how I've come up in my career. And I think it is immutable. [ BLANK_AUDIO ]

Debra Cafaro explains her biggest leadership challenges.

Debra, Ventas is a big real estate investment trust specializing in healthcare. Tell us where do you see the real growth opportunities right now? The growth areas that we see right now is the hospital business, we see senior living as a big opportunity as seniors continue to age and live communally and also in the development and redevelopment of medical office buildings and senior housing. So senior housing is a strong part of your business and now that so many of the baby boomers are retiring and they expect to live longer and to be active, they wanna live well in high quality housing. How do you see that sector changing for you? It will change, it has been changing As we expect more, we want great surroundings, we want activities, we want the ability to still go to the theater and do the things that are important to us, and be out in the community. And all of the senior living providers really are focused on the whole person and aging with dignity, and being active. We believe we can help hospitals Fulfilled their core mission of taking care of patients, working with physicians, and serving their communities by providing the financial support of owning that real estate. We, also, believe really funding these hospitals through The ownership of real estate enables them to consolidate. And consolidation is one of the huge trends within hospitals as we try to bend the cost curve and become more efficient as a country in delivering healthcare services. Deborah, you've said that Ventas is a deal machine. You've done something like $ 30 billion in acquisitions over the past few years. How much bigger to you want to get? Well I think the expansion opportunities for Ventas are virtually unlimited. It would be easy to see us doubling in size over the next five years because health care real estate in the U. S. is a $ 1 trillion market. Those assets will ultimately flow into more efficient hands, like Vestas' and we are great partners To the high quality health care providers, and so I think the opportunities are unlimited. Do you ever worry that an activist investor is gonna target your company? We've seen them go after so many large Fortune 500 companies and forcing them to split. I'm a working class girl from Pittsburgh and so I welcome any good ideas, but I hope we do our job For investors, so that activists will not be interested in coming near Ventas. [ BLANK_AUDIO ]

How Ventas Became a 'Deal Machine'

You've probably been hearing a lot of the Republican presidential candidates have been talking a lot about repealing or replacing Obamacare, the Affordable Care Act. What do you think the chances are that that could happen? I think the chances are very limited, that the Act will be abandoned. And I think it should be improved. There certainly are areas for improvement. But repealing it would create a lot of disruption for patients and providers. As far as Ventas is concerned, does the Obamacare support or undermine what you're trying to do? In general we believe the affordable care act is a positive a net positive for Ventas's business. There are puts and takes with all things, but general more insurance Cured individuals is a positive for our business. Debra were seeing that the US economy is in the slow growth phase. How does this effect the business environment that Ventus is operating in? We expect A slow, tepid, continued growth with no recession in the next 12 month period. And we view that as a generally constructive environment for our business. We derive a lot of our profits from being able to raise money efficiently, so interest rates lower for longer. Are constructive for [ UNKNOWN ] business. Our dividend holds a lot more appeal for investors. When interest rates are low and so a slow steady growth is very positive for our business. So does this mean that you'll be in a better position to buy more property? Yes because our cost of capital We'll be attractive and our ability to acquire other businesses will be strong. What about your stock in the financial markets? Your stock has been under pressure. It was at a high just 12 month's ago. Does that undermine your ability to make acquisitions? It does affect slightly our ability to acquire assets at the same time we have always found a way in every cycle. To find value and make investments and this is no exception. We can still invest in the hospital business and make a profit. We can invest in development and redevelopment and make a profit. And I really believe that we've performed in every cycle and we should be able to do so in this environment as well. [ BLANK_AUDIO ]
