Redfin just released its 10 hottest housing markets for 2022

The Sunshine State is red-hot.

Online real estate giant Redfin’s annual list of the country’s 10 hottest neighborhoods is out—and eight of the top 10 listings are set in Florida.

Not only that, seven of those eight are in the area surrounding Sarasota, which has emerged as an especially popular retirement community.

That’s good if you’re looking for warm weather, low taxes, and affordable housing, but it puts a notable percentage of those homebuyers at risk for flooding and hurricanes.

The Redfin rankings are based on year-over-year growth in listing views and the competitive nature of the market (based on days listed before sale and the percent of homes that sold over their listing price). The data is through September 2021.

“The Sarasota area has changed radically over the past year,” said local Redfin real estate agent Eric Auciello. “Many of the towns surrounding Sarasota are exploding in popularity because so many people are getting priced out of Sarasota proper or moving in from out of state to work remotely and take advantage of the sunshine, low taxes, and relative affordability. A lot of the neighborhood’s house hunters are flocking to what have historically been retirement communities but are becoming younger with all of the first-time buyers and early retirees moving in.”

Every place in Redfin’s top 10 saw a greater year-over-year decline in housing supply than the rest of the country, and eight of the 10 saw homes sell faster than the national average of 18 days.

South Sarasota, Fla.

Median days on market: 7

East Venice, Fla.

Median sale price: $420,000

Median days on market: 4

Englewood, Fla.

Median sale price: $427,500

Median days on market: 8

Venice, Fla.

Median sale price: $305,000

Median days on market: 6

Nokomis, Fla.

Median sale price: $475,000

Median days on market: 10

The Meadows, Fla.

Median sale price: $275,000

Median days on market: 5

Chatham, Cape Cod, Mass.

Median sale price: $965,000

Median days on market: 11

Weston, Fla.

Median sale price: $860,000

Median days on market: 46

Lake Lure, N.C.

Median sale price: $427,750

Median days on market: 48

Downtown Fort Myers, Fla.

Median sale price: $264,328

Median days on market: 9
