Transforming Thai retail
Since its opening in 2018, ICONSIAM has welcomed more than 115 million visitors, even amid a challenging global economy, generating 400,000-plus jobs. Businesses along the Chao Phraya River have grown by 60%, river tourism has expanded, and hotel room rates have increased by half, with occupancy never dropping below 85%.
Local land appraisal values have risen across the board. Land prices around ICONSIAM have surged from about US$1,690 to US$4,725 per square meter, with some transactions reaching US$6,750 per square meter. The 3,500 households in the 13 neighboring communities have seen an improved quality of life, with Siam Piwat reviving seven surrounding canals, with incomes rising through commerce and trade.

Many top international brands have sought to expand their presence, driven by exceptional sales performance that continues to inspire record investments. Sales of luxury brands at Siam Piwat’s shopping centers have consistently ranked in the top five to top 10 globally.
POP MART recently opened its global landmark store at ICONSIAM, its largest in the world, breaking its global record for highest single-day sales on its opening day. In the second half of 2025, more than 50 brands will launch there, with a combined investment value of US$40.5 million, significantly boosting Siam Piwat’s performance in 2025 and in the next two years.
Notably, Hermès is adding 500 square meters to its duplex space and Prada will expand into its first duplex flagship store in the country. Loro Piana, after opening its first boutique at Siam Paragon, is adding a second and largest store in Thailand at ICONSIAM. Fendi will debut its latest regional concept store, its first in Asia, with a special façade designed exclusively for ICONSIAM. Gentle Monster and Tamburins will open their first stores in Thailand on a grand scale, occupying 1,000 square meters, with a December launch planned.
ICONSIAM has won more than 20 international awards across categories. One of the proudest is the MAPIC 2019 Award for“Best Shopping Center in the World.” Now, ICONSIAM has been honored among the top three “Most Influential Retail Developments of the Past 30 Years” at MAPIC 2025, the only project from Asia to earn this global accolade, with Chutrakul honored with the “Pioneers of Places Lifetime Achievement Award” at the same event.
