Choosing the Right FHA Lender for You
FHA loans carry more moving parts than a typical conventional purchase: mortgage insurance that doesn’t always drop off, minimum property condition standards and credit-score overlays that vary by lender. Ask lenders about their experience handling FHA loans, not just if they happen to offer the program.
Your credit score and down payment amount are directly linked under FHA guidelines, so it’s worth confirming exactly where you fall on that scale with more than one lender, since a difference of even a few points can change your down payment requirement significantly.
When comparing lenders, service quality, responsiveness, how clearly they communicate and how smoothly they handle the closing process can matter just as much as the numbers on paper, especially for a purchase loan with a tight timeline.
Getting quotes from a few lenders on this list, rather than relying on rankings alone, can help you find the right balance of flexibility, rate and service for your situation.
Frequently asked questions
Are FHA loans hard to get approved for?
FHA loans may be easier to qualify for than conventional loans. FHA loans allow credit scores as low as 500 with a 10% down payment, or 580 with 3.5% down, though lender criteria vary. The less stringent requirements are why FHA loans are common among first-time buyers and borrowers rebuilding their credit.
Who are FHA loans best for?
FHA loans tend to make the most sense for borrowers with limited savings for a down payment, a shorter credit history or a credit score that would make conventional financing more expensive or unavailable.
What disqualifies you for an FHA loan?
A credit score below 500 rules out FHA financing entirely, and a debt-to-income ratio that’s too high relative to your income can also stand in the way. That said, FHA guidelines allow more flexibility than many conventional programs, especially if there are compensating factors like cash reserves.
FHA loans are limited to primary residences and require the property to meet minimum safety and condition standards as well, which could create an additional hurdle for some properties.

How is an FHA loan different from a conventional loan?
FHA loans are different from conventional loans because they are a government-backed program. That backing allows for more credit flexibility and down payments as low as 3.5%, but FHA loans require mortgage insurance regardless of down payment size, including an upfront premium that borrowers can finance into the loan. Conventional loans can avoid mortgage insurance altogether with 20% down, or drop it once enough equity builds up, something FHA loans don’t always allow.
Methodology
This ranking is based on Home Mortgage Disclosure Act (HMDA) data covering 30-year fixed FHA purchase loans originated between 2023 and 2025, excluding reverse mortgages and lenders whose lending is concentrated primarily in Puerto Rico. Neighbors Bank’s data was provided manually and is not included in the public HMDA dataset. Lenders below a minimum volume threshold in 2025, as well as wholesale, builder-captive, realtor-captive, correspondent-only and commercial lenders, were excluded. Each lender was scored on four weighted factors: loan volume (30%), average interest rate (30%), customer experience (25%) and FHA loan mix as a share of total purchase lending (15%).
Customer experience scores reflect the average rating across whichever of BBB, Trustpilot, Bankrate and Zillow a lender has a public profile on; a missing platform does not help or hurt a lender’s score. Minimum credit score details in each lender’s at-a-glance summary reflect that lender’s own publicly disclosed overlay where one exists. Where a lender does not publicly disclose its own credit score requirement, we’ve noted that instead of citing FHA’s national floor as if it were the lender’s policy.
Average rate figures reflect each lender’s 30-year fixed FHA purchase loans originated between 2023 and 2025 and can vary widely from what an individual borrower is quoted, since rate depends on credit score, down payment size, points and credits and other factors specific to each loan. A lender with a higher average rate in this data isn’t necessarily more expensive for a given borrower once those factors are accounted for. All figures are subject to change.
